Why Malibu Is at Risk

Malibu has burned repeatedly, from the 1993 Old Topanga Fire to the 2018 Woolsey Fire that reached the ocean and destroyed hundreds of homes. A city does not accumulate that record by accident. The terrain funnels wind, and wind carries embers.
The canyon mouths at Latigo and Corral concentrate that flow, and Point Dume, Malibu Park and Big Rock sit directly in the path. Serra Retreat and the Malibu Road corridor face a different exposure again. 90263, 90264 and 90265 are one city on paper and several risk profiles in practice.
Most of Malibu carries a Very High Fire Hazard Severity Zone rating, which puts Chapter 7A on exterior materials and Zone 0 on the first five feet around the structure. Coastal air also means the vents we install have to resist corrosion, not just flame.
Malibu is a long thin city pinned between mountains and ocean, and the canyon mouths at Latigo and Corral act as chimneys during a wind event. Harden now and you get ahead of the mandate instead of scrambling under a deadline, when costs rise and crews book out. Clear the first 5 feet of mulch, firewood, and wood fencing touching the house before it is required.
AB 38: wildfire disclosure at sale
Selling in a Malibu fire zone means disclosing your home's fire-vulnerability and defensible-space status during escrow, and buyers and their insurers now scrutinize it. Hardening before you list keeps the disclosure clean and protects your sale.
