Orange Park Acres, East Orange, the hills above Chapman and the tracts along Santiago Creek carry the exposure. Much of the rest of the city does not. 92867 and 92869 are not interchangeable on a risk map.
The foothill areas of Orange are rated Very High Fire Hazard Severity Zone, which puts Chapter 7A on exterior materials and Zone 0 on the first five feet. One free visit covers your zone, your vents and that band.
Orange spans flat urban blocks and foothill acreage under one city name, and Orange Park Acres in particular is large-lot property pressed against the Santa Ana foothills. Santiago Creek is the through-line, carrying both the corridor and the vegetation. Housing stock varies widely across the city, so vent types are inconsistent and worth inventorying rather than assuming.

Insurance & Incentives
Insurer pressure on Orange homes is high, and it is Orange County that carriers are repricing hardest. In Orange, insurers keep non-renewing homes and pushing owners onto the state FAIR Plan, and the rules only tighten from here. Hardening and defensible space are already part of staying insurable, and California requires insurers to offer mitigation discounts for the work. AB 3074: the Zone 0 law
AB 3074 created Zone 0, the ember-resistant zone in the first 5 feet around your home, the space that starts most home fires. The statewide rules are still being finalized, but local jurisdictions are already moving to adopt and enforce them. Harden now and you get ahead of the mandate instead of scrambling under a deadline, when costs rise and crews book out. Clear the first 5 feet of mulch, firewood, and wood fencing touching the house before it is required.
AB 38: wildfire disclosure at sale
Selling in a Orange fire zone means disclosing your home's fire-vulnerability and defensible-space status during escrow, and buyers and their insurers now scrutinize it. Hardening before you list keeps the disclosure clean and protects your sale.
Chapter 7A: how the house is built
Ember-resistant vents, windows, siding, and roofing come from California's building code, Chapter 7A. That is the standard we install to.
