In October 2019 the Saddleridge Fire drove into Porter Ranch and Granada Hills overnight and forced tens of thousands to evacuate. The detail that matters for your house: embers rode ahead of the flame front and landed well inside the neighborhoods, not only at the edge.
Porter Ranch Estates, Renaissance, Sorrento and Westcliffe are newer construction, and homeowners often assume that means compliant. It usually does not. Standard tract vents are built to move air, and the Sesnon and Rinaldi foothill tracts sit right against the Santa Susana open space.
This is City of Los Angeles under the Los Angeles Fire Department, with the foothill edge of 91326 designated Very High Fire Hazard Severity Zone. Chapter 7A applies to exterior materials and Zone 0 covers the first five feet. One free visit covers all three.
Porter Ranch is largely planned-community construction against the Santa Susana Mountains, and that combination misleads people. Insurance & Incentives
Insurer pressure on Porter Ranch homes is high, and it is Los Angeles County that carriers are repricing hardest. In Porter Ranch, insurers keep non-renewing homes and pushing owners onto the state FAIR Plan, and the rules only tighten from here. Hardening and defensible space are already part of staying insurable, and California requires insurers to offer mitigation discounts for the work. Clear the first 5 feet of mulch, firewood, and wood fencing touching the house before it is required.
AB 38: wildfire disclosure at sale
