In November 2018 the Woolsey Fire burned through the Conejo hills and into Westlake Village and neighboring Agoura Hills, forcing widespread evacuations. The hills that carried it are still there and still carry the same fuel.
First Neighborhood, Three Springs, Foxfield and the hillside tracts around the lake are well-kept planned communities, and that creates a false sense of protection. Landscaping standards are not vent standards. Westlake Island sits differently again.
Westlake Village spans 91361 and 91362 and is rated Very High Fire Hazard Severity Zone, so Chapter 7A applies to exterior materials and Zone 0 applies to the first five feet. We check all of it in one visit at no cost.
Westlake Village is a planned community pressed against open hills on the Los Angeles County side of the Conejo Valley, which means neighbors a mile away may answer to a different fire authority than you do. The hillside tracts around the lake take the ember load first. Homes here are generally newer than the older canyon stock nearby, and owners often assume newer means compliant. Standard tract vents are specified for airflow, not ember resistance.
