Why Topanga Is at Risk
The 1993 Old Topanga Fire destroyed hundreds of homes in this canyon. What matters now is that nothing about the geography has changed. The same slopes, the same wind pattern, the same single corridor. Fernwood, Old Topanga and Saddle Peak still take wind-driven embers well ahead of any flame front.
Canyon topography does two things at once. It accelerates wind, and it limits how quickly anyone gets out. That combination is why hardening the structure matters more here than in places where evacuation is easy. The house has to hold on its own.
All of 90290 sits in a Very High Fire Hazard Severity Zone, which puts Chapter 7A on exterior materials and Zone 0 on the first five feet. We assess the vents, the openings and those five feet in one free visit.
